Our Stage to Sell services are as follows:

* Consultations: We conduct what we call a "Total Home Analysis" for sellers who are living in their homes while they are on the market. We spend several hours in the property to address what needs to be done by the seller to get the property ready for the market. We provide a very comprehensive written report (if requested) containing a list of all of the action items required to get the home ready for the market. Our consultations are extremely complete so that the sellers will have on hand all necessary information needed to stage the property on their own.

* Express Home Staging: This service is geared toward sellers who either need more assistance beyond just our consultative services or need their proeperty staged on a very tight timeline. Express Staging is conducted by the Red House team using the sellers' furniture and possessions, with the option of a supplemental decor package, as needed, from our inventory.

* Vacant Property Staging: We have an extensive and beautiful inventory of furniture and decor that we use to stage vacant properties and showcase their assets to buyers. When "merchandising" these vacant properties, we take the approach that we are marketing a lifestyle: the property is showcased like a model, helping buyers to make an emotional connection to the space.

* Model Unit Design and Installation: We design and install stunning model homes/units for developers looking to better market their properties. We are a very cost-effective option for model unit staging in comparison to interior design firms.

* Project Management: We are able to handle the project management of a sellers' home while it undergoes renovations or updates. For busy or out-of-stage owners trying to keep tabs on contractors conducting work prior to a property going on the market, this is a very useful service option.

* Design Consulting: Call us in for consulting services to assist you with selection of fixtures, countertops, cabinetry, lighting, floors, and other finishes. We can save you from making costly design mistakes if you are tackling a renovation or a new property development.

Staging Vacant Properties: How Do We Work?

Step One:
Over the phone, we will determine the realtor/seller's needs and requirements regarding the staging project along with the details about the property. Through this conversation we can provide an initial "ballpark" estimate of the cost of the project.

Step Two:
Once the client determines they would like to move forward with the project, a site visit by a Red House Project Manager will be conducted to determine the following:
*What actions by the seller are needed to get the actual property ready for sale? We will make recommendatins on everything from paint and flooring to appliances and lighting as neccessary.
* Are there assets of the property that staging can highlight? What are the areas of the property that are detractions that staging can help buyers see past?
* What furniture and decor will be required to make the space shine? What will the configuration of the rooms look like?
* Are there updates and actions required for the exterior of the property to help it compete and give it "curb appeal"?

Usually after the site visit, the final project proposal is presented to the client that covers the entire cost of the project and includes labor, furniture and decor installation and any on-going service fees for use of the installaion. After reviewing the project proposal, the client can request further adjustments to the scope of the project and/or furniture based on the client's needs and budget. When the final proposal is agreed upon, Red House will get started on the planning and implementations of the project.

Step Three:
Once the property is ready to be staged, Red House leads the entire process of the installation, managing everything from the furniture selection, to accessorizing the space, to creating a cohesive flow throughout the property.

It generally takes one day to stage a home, though occasionally two days are needed, depending on the level of staging rquested and the size of the property. A lead time of one week from booking is typical and generally requested.

Step Four:
While your property is on the market, Red House Staging will return once monthly as part of the Staging Upkeep Service (a complimentary and unique service we offer with all vacant stagings), to tidy up, dust, vacuum, and restore the general integrity of the staging installation.

After the property goes under contract and is past the inspection, appraisal and contingency period, Red House Staging crew members return to the property and de-stage it prior to settlement.

Staging Occupied Properties: How Do We Work?

Staging occupied properties for sellers can range from conducting a consultation (referred to as a "Total Home Analysis") to "Express Staging" using the homeowner's possesions, to doing the entire staging project using additional decor and furniture from our inventory.
Consultations involve a site visit and extensive analysis of the home and can be be presented with or without an accompanying written report, depending on the homeowner's budget. Staging can be conducted with or without the homeowner's help, also depending on the time and budget.
